to buy or not to buy?

yeah. That's the question. I've been looking to buy my first house for 3 months now. There've been a few that I thought were possibilites and a number of total losers. But none quite as great as this house. Okay, not really holding a candle to it. Well, maybe a tea light. But certainly not a pillar. Probably not a votive. I'm looking at it for the third time tomorrow. The problem is, what can I really afford to offer? I really don't know. I've never gone in this deep before. I will have to pay more for utilities, I'm sure, but I'll be saving about $425 a year on gasoline (assuming an average gallon at $2.89—wishful thinking?). And I'll get a tax break. But it's still more than I'm used to paying a month. How many of you bought a house at over what you were comfortable with? How did it work out? Do you still have the house? :)

This is what's absorbing all of my brain activity today ...

Nice house! I am anxious to venture into first housedom myself next summer when I graduate college. My husband and I have been under a lot of pressure to buy, but there are so many things that can (and do) go wrong that scare me! We live in an 8 year old house that is considerably nice. However, the heat has gone out twice and the a/c once, usually right at major times. Our first year here, the heat went out the day before Christmas! I couldn't even imagine coughing up the money to buy a new furnace at Christmas, but at least, as renters, it was not our responsibility.

Just some things to consider. In the long run it will be great. Best wishes!
